Viewings

Viewing properties could not be simpler with our instant viewing arrangement service. Simply e-mail a request to view and one of our agents will respond within a couple of hours to organise.

When the viewing is arranged, a text confirming the arrangement will follow including details of the property. On the day of viewing a further text will be automatically sent and the agent attending will call to introduce themselves and ensure you are able to transport yourselves to the property. It's important to study the floor plan and information on the property listing before looking to arrange a viewing.

Our agent will demonstrate on the viewing, knowledge of the local market, comparable local sold prices, schools, local amenities, parks, restaurants and sports clubs.

A property brochure will be provided.

Offers

All offers are submitted to the vendor and feedback given accordingly. Our policy as part of the negotiation process is to record all feedback and offers in writing to prevent any anomalies or confusion for all concerned.

Once an offer is accepted we can refer suitable solicitors who can act on your behalf. We do not receive referral fees from the solicitors we recommend - giving you assurance of a quality service is paramount.

Mortgage

Before we submit your offer we will need to ensure you have a Mortgage In Principle (MIP). We are able to refer a number of independent mortgage brokers who have access to the whole of the market. Again, we do not receive referral fees, but have a reciprocal referral agreement in this regard.

Survey

Surveyors are usually instructed on behalf of mortgage companies to undertake an inspection of the property for the physical condition and soundness. Once complete the mortgage offer is issued and drawn up.

Completion

Solicitors will carry out conveyancing work on the property and once they can offer a 'clean' title to transfer, will prepare contracts for exchange and arrange completion dates.

Keys are collected from the office or we can meet to provide the same at the property.
