The January Property Market Bounce

Welcome back. We return at the start of a first month in a new decade amongst various new dieting techniques, gym memberships, broken resolutions and renewed optimism. Very little events exist on the calendar. Following conclusion of the political events in December, the property market in the south-east is experiencing a jump in viewing activity.

Speaking to surveyors, usually a barometer for estate agents on the ground, the property market has increased in activity already. Dispelling a myth nothing happens in January. A belief we hear a lot from the people thinking of selling but consider deferring until Spring.

While the statement might be true about the number of events on people’s social calendars, it is not something that applies to the property market. January sees five out of the ten busiest property searching days on the internet, according to property search portal Rightmove.

The five dates when new home seeking souls hit the web in huge numbers are:

1. 13th January
2. 21st January
3. 27th January
4. 2nd January
5. 12th January

January is a time for serious buyers. It’s a time when people motivated to change where they live get moving and start looking with real intent, as the above stats support.

Remember the property market virtually shuts down in December. So, there is the traditional bounce back during January. All that pent-up demand ignites the market and starts things moving again. As already referred to, we’ve seen buyer confidence returning in the south-east following the General Election, so we believe at Edward Ashdale January is an ideal time to get your home on the market and get noticed by those record viewing numbers throughout January.
